Description:
As an owner rep mechanical engineer, you will integrate into an existing team of passionate young professionals actively engaged in large capital projects in the hyperscale data center industryThis role serves as the owner’s agent, consultant, advisor, and authorized representative through all phases of the projectsYou will work with the owner’s stakeholder groups, related consultants and the construction contractor(s) to administer the design and/or construction contract(s) on behalf of the owner.
Depending on the requirements of the projects, specific job duties may include the following
Design
Provide technical support to data center services and operations teams to define mechanical system design requirements for multiple and simultaneous projects from inception through completion
Collaborate with design and engineering core teams to develop, implement, and manage the mechanical designs at site starting from basis of design (bod) to issue for construction (ifc) data center services documents for new project buildouts, modular equipment skids, infrastructure upgrades, and renovations.
Gain a detailed understanding of the mechanical project requirements on-going at the site.
Respond to site specific engineering requests for information (rfi) in coordination with the engineer of record (eor).
Manage site bug process and coordinate with cross-functional teams for technical support.
Participate in new technology insertions through collaboration with the core engineering team to provide site-specific requirements during the development of site-specific bod.
Coordinate system level schematics with eor to detail designs to assure local requirements are met.
Participate and support pm and data center engineering team for change to plan of record (por) items at site level.
Own and manage all site-level mechanical system issues during project execution phaseIdentify and resolve issues with the cross-functional teams.
Construction
Support general contractor and other directly contracted vendors on site
Support cost / change control, including change order review, negotiation, & recommendations, delay analysis
Coordinate value engineering
Support budget management and tracking for the mechanical scope of work
Schedule monitoring, tracking and analysis
Document control (track and coordinate addenda, bulletins, new drawing sets, clarifications, etc.)
Support the qa/qc team and follow up on issues/gaps
Tracking of all key project documents
Coordination and management of all owner-direct vendors, and consultants
Support construction coordination meetings with the team members
Review construction proposals and related pricing/scope
Review monthly progress billings and ensuring they accurately reflects work completed
Assist with commissioning coordination and management
Commissioning:
Manage the commissioning agent’s development of a comprehensive test plan and incorporate this into the overall development schedule from level i to level v for the projectFor clarity, the expectation is that the owner rep helps set expectations, tracks progress, and alerts owner to any issues.
Create and communicate a plan for integration of owner’s operations team into the project test and commissioning cycle and ultimate handover processFocus will be on dates and process for notifications to the ops teams.
Assist the commissioning agent (cx) with monitoring and coordinating corrective activity for any issues which arise during the commissioning process, from factory witness testing through level v commissioning integrated system testingThese issues will be tracked on an owner approved; commissioning agent generated spreadsheet formatFor clarity, expectation is that the owner rep implements a commissioning issues log for use by gc and cx agent and monitors that it is being actively used by those parties during the cx process.
Participate with the cx as required in chairing scope review meetings where the commissioning process is reviewed with the contractor and subcontractors.
Facilitate review of documentation, including detailed equipment startup procedures, for use in administration of the commissioning processFor clarity, expectation is the owner rep makes sure a system and process is in place for information to be shared, as opposed to being the party responsible for distribution
Confirm that the cx works with the construction manager and subcontractors in developing coordinated start-up plans and start-up documentation formats, including providing prefunctional checklists to be completed during the startup processThis is a major effort that will be led by the gc, but it is our expectation that owner rep takes a leadership role in making this happen and validating and refining the output.
Confirm that the cx develops specific equipment and system functional performance test procedures and that the contractor and subcontractors review and accept the procedures for implementation.
Coordinate with the cx and contractor on relevant directives by local authority inspections and adjust the commissioning plan and schedule accordingly as may be required.
Work with the cx and contractor to ensure items of non-compliance are corrected and the system retested.
Work directly with the cx and contractor is to ensure that commissioning is completed as required to maintain the scheduled milestones.
Assist the cx in coordinating the training provided by the contractor and subcontractors as required by the contract documents.
Coordinate as necessary with the cx, contractor and design team, punchlist items that impact the progression of the commissioning program.
Requirements:
Minimum experience:
10+ years of relevant work experience on large scale construction projects with a focus on a specific discipline (electrical or mechanical).
5+ years of hyperscale datacenter construction experience with hands-on field installation and/or inspection experience.
Experience in a quality control role with extensive knowledge of data center structural, electrical, mechanical and/or controls equipment.
Ability to read and understand critical project documentation such as test plans, design documents, specifications, cx scripts, etc.
Preferred qualifications
Proven ability to work with internal and external partners (project managers, superintendents, operations teams, commissioning agents, etc.) in a positive, productive way that encourages collaboration.
Strong testing proficiency using quality engineering testing techniques, methodologies and best practices leveraging test management tools.
Familiarity with scheduling software such as p6.
Familiarity with bim 360 and/or other cx software platforms
Familiarity with sql, tableau, metrics dashboards, data visualization and owner g suite apps.
Ability to apply initiative and judgment to define and perform tasks, sometimes complex, and sees the bigger picture.
Quality management certifications with emphasis in construction.
