Full job description
The site acquisition specialist is responsible for performing all aspects of the site acquisition process from site identification and qualification through the completion ntp for multiple sites.
Coordinate to ensure timely and accurate completion of required tasks, while reporting progress to the customer
Completion of site candidate identification packages, a&e site design walks and other site/field visits with rf engineering, zoning, construction project management and a&e departments as required
Negotiation of lease, amendment, license, right-of-way and/or easement agreements with property owners
Completion of leasing packages and other documentation required by the client
Researching and obtaining information regarding all applicable planning, zoning codes, and regulations affecting the development of a site while documenting the requirements for the client
Maintaining complete documentation related to all planning, communications, and actions on sites, including updating information in the flex internal database
Preparing and completion of all necessary zoning applications and supporting documentation including written site description, justifications, plans and sketches, maps, and photo simulations
Organizing and conducting presentations for neighborhood meetings or public hearings as required by local jurisdictions or as requested by respective property owner(s)
Daily interaction with the rf engineering and construction personnel to ensure compliance with all client, landlord, jurisdictional, governmental and industry standards
All other duties as required
Ability to work remote
Bachelor’s degree (b.aOr b.s.) or equivalent work experience
5+ years wireless industry experience
5+ years site acquisition experience
2+ years zoning experience
Strong background in the negotiation of leases within the wireless telecommunications industry
Demonstrated leadership and understanding of site acquisition process and real estate and zoning laws
Ability to read blueprints
Must be able to comprehend legal documents such as, but not limited to, legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies and cad drawings
Ability to provide quality audits for project and site-specific documentation
Advanced proficiency in ms office including excel and powerpoint
Strong organizational, interpersonal, verbal and written communication skills
Time management skills; must be able to meet deadlines
Ability to multi-task and work in a fast-paced environment
Interpersonal skills necessary to develop and maintain effective and appropriate working relationships with customers, co-workers, and representatives of other agencies
